French Drain, Weeping Tile and Grading Services in Kingston
M. Riddle Excavating installs French drains and weeping tile and regrades lots in Kingston and the surrounding area. If your yard stays soggy after rain or water gets into your basement, we find where the water is coming from and give it a way out. We are a family-run Kingston contractor with more than 20 years in the trade.
French Drain Installation
A French drain is a trench lined with geotextile fabric, filled with clean stone and laid with perforated pipe. Water soaks down through the stone, enters the pipe and runs by gravity to a safe outlet, away from the house and the low spots in the yard. It suits flat lots where water sits, slopes where runoff heads for the house, and heavy soils that drain slowly.
Signs you may need one: standing water on the lawn a day after rain, ground that stays spongy, or water pooling against the foundation. For how they work and what drives the cost, read our guide to French drain installation in Kingston.
Weeping Tile Installation and Replacement
Weeping tile is the perforated pipe around the base of your foundation footings. It collects groundwater and carries it to a sump pit or outlet before it can push into the basement. Older clay or fibre tile breaks down, clogs with silt and roots, and stops working.
For exterior replacement we excavate down to the footings, remove the old pipe and lay new perforated pipe in clean stone, then backfill. Learn more about weeping tile replacement in Kingston, weeping tile repair and replacement in Ontario and how a sump pump and weeping tile work together.
Foundation Drainage and Waterproofing
When the foundation is already dug out for drainage work, it is the time to deal with the wall too. On a leaking basement we excavate around the foundation, seal the cracks, apply a waterproof membrane and restore the drainage before backfilling. See our foundation repair and waterproofing project and our guide to foundation drainage solutions in Kingston.
Lot Grading and Regrading
Grading shapes the ground so surface water runs away from the house instead of toward it. It is often the first fix for a wet yard, and on many new builds the municipality requires it to follow an approved grading plan. We grade new building lots to their engineered elevations, as on our Mann Drive lot grading project, and regrade older properties where the ground has settled toward the house.
On many new builds a lot grading certificate, signed by a Professional Engineer or an Ontario Land Surveyor depending on the municipality, confirms the finished grades match the plan. Read lot grading certificates explained and is it time to regrade your property.
Yard Drainage, Ditches and Culverts
For surface water across a property we install drainage pipe, dig and reshape ditches, and put in driveway culverts. See our Big O drainage pipe installation and Highway 15 ditching and drainage projects, and read about spring yard drainage solutions and driveway culvert installation.
